Since October 2008, outbuildings in England have been covered by ‘permitted development’ rights – a type of planning classification which means that you have automatic planning permission without application subject to certain restrictions. The main restriction is that your house is not ‘listed’, and that you’re outside ‘designated land’ – which includes national parks, areas of outstanding natural beauty, conservation areas and world heritage sites. So, if you’re not in one of those areas, you qualify for permitted development rights. Put simply, your lodge should be sited at least 2 metres from any boundary (e.g. your garden fence) and should not take up more than 50% of your garden space. It should not be sited on land forward of a wall forming the ‘principal elevation’ (meaning not in front of the house). Of course, normal safety standards should be adhered to, particularly regarding any electrical connections.

It is the responsibility of our customers to provide a suitable base prior to installation of a lodge. The Barbecue Lodges team are on hand to provide information, site surveys, advice and full wooden or concrete base-laying services if required. All information we provide includes guidance on, and the importance of, correct ventilation for the building and use of the BBQ. Please do not hesitate to call us at any time prior to installation if you need assistance.

We highly recommend opting for our treatment service to keep your lodge protected for longer. Your lodge will come pre-treated with a Sadolin Classic stain of your choice. If you decide this isn’t something you’d like, we recommend applying two coats of a suitable preservative stain as soon as possible after the installation of your lodge. Preservative treatments should be repeated every 12-18 months to maintain the protection of your lodge.
Lodges that are up to 5 years old can usually be re-located. We offer a full re-location service so if you are considering moving your lodge, please get in touch for further information.
We work closely with all customers on scheduling delivery and installation dates and will endeavour to meet these wherever possible. Our team of expert fitters arrive on site early and your lodge is normally installed and ready for use by mid-afternoon the same day!
Customers opting for self-installation should note that our 10-Year Warranty does not cover Lodges fitted by anyone other than our own expert team.
Some parts of the UK are within smoke control areas which places restrictions on how much smoke can be released from a chimney and what types of fuel can be burnt. The Gov.uk website states you can use BBQs in a smoke control area however if your BBQ uses a chimney you must use only authorised fuels. You can check if you are in a smoke control area on this interactive map.
